We understand best practice layout and design for SDA homes and can work with designers to ensure a property suits a wide range of participants, at all levels, and can be adapted over time for changing needs.
We enjoy being involved early in the design process so we can share our knowledge and experience and ensure the development of a functional and accessible design that minimises ongoing major maintenance. Ultimately, helping build a sustainable home for long-term happy tenants.

The Independent Living Company will organise for final certification and audit prior to practical completion of our homes to minimise down time between construction completion and moving in.
By acting as the registered SDA provider for the property owner and looking after government portal registration, The Independent Living Company makes property ownership less arduous and administration heavy.

By leveraging our existing industry relationships with Supported Independent Living Providers, Support Co-ordinators, Occupational Therapists, and other industry stakeholders, TILC can source and identify suitable participants to tenant properties.
Once a suitable tenant is onboarded, TILC’s transition team will coordinate with a participant’s care providers, family and support network to ensure a seamless, exciting and most importantly, safe transition experience.

TILC holds both a real estate licence and SDA housing provider registration, meaning as an SDA manager TILC will handle the submission and receipt for the quarterly payments for property owners and the reasonable rental contribution payments from the tenants within the property.
We will also take care of the paperwork necessary for the payment of rates, services, body corporate levies, insurance premiums, smoke alarm and safety switch inspections, general maintenance invoices, landlord insurance and works carried out under warranty.

The Independent Living Company will manage any maintenance and repairs to properties we manage through our preferred registered and Yellow Card holding contractors and tradespeople.
We have a rigorous maintenance schedule to ensure that SDA properties remain fit for service and compliant. This also results in happy and long term tenants.

The Independent Living Company will manage all annual reporting, inspections and compliance required by the NDIS to maintain enrolment of a property.
We also work with a team of qualified Quantity Surveyors to prepare Tax Depreciation Schedules for our clients to ensure claiming of all possible allowances.
